What is a practical completion inspection?
Practical Completion is when the builder has completed construction and the property is habitable, has all services connected, has been cleaned and there is no further major works to done.
The property may still have minor items such as paint touch ups. The builder / supervisor will walk the property with the client to find any minor issues that need to be fixed before Handover.
When is a third-party, independent inspector required?
It is recommended that the client engage a professional, independent inspector to assist with this process. A professional building inspector can also attend on behalf of the client. The contractor will need to fix any minor defects or omissions that are noted as soon as practicable.
What is inspected at practical completion inspection?
Primarily, the inspector will be assessing the condition of the finishes at the property, and check that they are all completed to standard.
What is the inspector looking for?
Defects are as QBCC Standards and Tolerances Guide. This guide is a summary of relevant information from Building Codes and QBCC and outlines the conditions under which a fault may be considered a defect or not. Most defects in this guide are viewed under particular conditions, and if the defect cannot be seen under those conditions, it is not considered a defect.
What happens after the PCI?
A report is compiled showing the defects that have been identified. The builder should then fix the defects.
